What Types of Seniors Should Consider a Condo as Their Next Home?

However, whether a condo is the right choice for a particular senior depends on various factors, including their lifestyle, financial situation, and personal preferences. Here are some considerations for the types of seniors who might find buying a condo appealing:

1. Active Retirees: Condos are often an excellent choice for active retirees who are looking to enjoy their retirement years to the fullest. Condo communities frequently offer amenities like swimming pools, fitness centers, and social activities. Plus many of them are located near parks and walking trails for outdoor recreation.
2. Snowbirds: Seniors who spend part of the year in a warmer climate, often referred to as snowbirds, might prefer owning a condo for its low maintenance requirements. Condos are a popular choice in areas with seasonal weather, as they allow for a "lock-and-leave" lifestyle. When snowbirds head to their warmer destination, they can easily secure their condo and not worry about extensive property upkeep.
3. Socially Active Seniors: Condo communities frequently foster a sense of community and social interaction. Many of them have social & meeting rooms, common areas, Libraries and regular condo meetings. These offer great opportunity to meet new people and build friendships.
4. Maintenance-Averse Seniors: One of the primary advantages of condo living is that exterior maintenance is typically handled by the condo association. This can be a significant relief for seniors who no longer wish to deal with mowing lawns, shoveling snow, or making significant home repairs. It allows them to focus on enjoying life rather than worrying about home maintenance.
5. Financially Savvy: If you don’t like the idea of having to pay an ever increasing monthly rent for the next 10, 15 or 20 years a condo is a good option. Plus since the condo will appreciate in value over time it can be used to eventually fund your retirement or for estate planning to leave an inheritance to your family.
6. Aging in place benefits: Since you own the unit you have the ability to add in aging in place features like non slip flooring, grab bars, walk in showers etc to allow you to live there as long as possible.
One thing to consider is the cost of buying and selling a condo. Generally the appreciation in value will be great enough to justify the costs of buying and selling but you will need to live in the condo long enough for it’s value to appreciate. Although in the recent seller’s market’s we have experienced prices did rise significantly, that market won’t continue forever. As a rule of thumb I would suggest you should live in a condo for 5 years to be safe. If for health or other reasons you are not certain you will be able to stay there 5 years, it may be better to consider other options.
