The Florida Housing Market is in Trouble (August ‘24 Update)

The number of homes for sale in Florida is absolutely skyrocketing. For example, in Florida there were more single-family homes for sale in June 2024 than any other month since March 2019 (i.e. a 5 ½ year high). Additionally, there’s 82% more homes for sale in Florida from just two years ago. What’s alarming about this is the fact that new pending home sales (a measure of sales contracts being signed between buyers and sellers) AND closed sales were at the fewest amount for the month of June since AT LEAST 2016. So even though there’s a glut of options for homebuyers, sales are at very low levels. Therefore, supply is far out-pacing demand in Florida which should be downward pressure on home prices in the months to come.

To give you a quick mortgage interest rates update, according to the Mortgage News Daily the average 30 yr fixed rate mortgage is around 6.5% for the current mortgage rates (at the time of filming this video for those with excellent credit).
