Section 8 will pay up to their listed HUD Fair Market Rent (FMR), but how do you list your house to make sure you are getting the most rent from Section 8 that you can? If you list it for the maximum HUD FMR amount, tenants will not call. If you list it too low, you run the risk of Section 8 holding you to that low number. So I list mine for $300 less than the HUD FMR amount. I get a better pool of applicants.

Then I ask the applicants what is their actual "Payment Standard"? The Payment Standard number the applicants are given is the amount of rent I can charge (give or take $50-ish), if the tenant is paying the gas, electricity, and water.

Sometimes I find out I can get more than the amount for which I listed my house. So as soon as I have that applicant secured, I remove the listing because I do not want Section 8 to see it and hold me to a lower rental amount. If Section 8 does see my listing somewhere, I have a disclaimer in my listing stating "Actual Rental Amount Depends on Voucher." Hopefully, that helps Section 8 to NOT hold me to the lower amount I posted on my ad. I admit, I haven't had Section 8 ever hold me to a listed amount. I have heard it has happened though.

In the video I stated that your first payment will show up and it could be lower than the amount you thought. That's not really how it happens. You sign off on the amount before the payments start coming to you. You can back out if it ends up not being an agreeable rental amount.
