This all en-suite HMO refurbishment in Newcastle under Lyme is now complete and ready for students to move into.

The lovely owner of this stunning property has seen her HMO investment transformed into a place that Keele University students will be proud to call their home.

As the previous videos show, when our Building Team took over, it was a 3 storey mid-terrace house much in need of a makeover.

But the landlady could see its potential.

Situated just off Ryecroft (A52), Florence Street is in a prime location for access to Newcastle bus station. Perfect for a short ride to Keele University. And also close enough to Newcastle town centre to benefit from all the amenities that it offers.

There was a huge amount of planning involved in this one to get the finished product just right. The importance of perfecting your floorplan is evident in this project.

From the location of the USB sockets to the inclusion of a media centre that hides unsightly cables, it was beautifully executed to the finest detail. Designed to meet the needs of the lucky students who will be staying there.

As is usually the case, we took the property back-to-bricks.

We were asked to transform this tidy little HMO investment into a 5-bedroom all-en-suite house share.

Originally a 4 bedroom house, our planners worked their magic to create space for an additional bedroom.

To meet the necessary safety regulations, the house now has fire egress windows and a Grade D LD2 hardwired interlinked smoke alarm system.

A Grade D smoke alarm basically means that it is mains powered and has a battery back-up. The LD2 category stipulates that the system needs to incorporate detectors in all circulation spaces that form part of the escape routes from the premises and in all rooms or areas that present a high risk of fire to occupants.

We actually go one step further than this and fit detectors in all the bedrooms as well.

We carried out all the usual renovations, including full rewire, plastering, painting, and new skirting and architrave.

The roof was in quite a poor condition so we fitted a new one and we also fitted a new kitchen.

We worked on this project over the Winter months and found that the elements were against us. The drying time of the plaster was being affected by the cold conditions and putting the project behind schedule.

But following a brainwave from our Director, we managed to get the project back on track. Big John’s HMO expertise and building knowledge often play a crucial role in the success of our refurbishments.

The landlady decided to adopt the Urban theme – which was very much the right decision. She was heavily involved in the decor and furnishings and we have to give her major kudos because the finish is immaculate.

A real high-end HMO conversion.

The location of this HMO should mean that she will soon see a handsome return as the rooms should let quite quickly.

In our experience, high standard en-suite rooms next to Newcastle town centre are much in demand from Keele students.

Our 5-bed HMO on Hanover Street, just around the corner from here, is highly sought after.
